Selling a Lake Oconee Home With a Private Dock

If you own a lakefront home with a private dock at Lake Oconee, Jennifer Vaughan, Associate Broker at Dwell Real Estate, helps you get the dock in order before the home goes on the market, so it supports your sale instead of slowing it down.

Why selling a home with a dock is different

A dock isn't like a deck. On Lake Oconee, shoreline structures are governed by Georgia Power's shoreline guidelines, and installing or maintaining one requires written authorization in the form of a construction permit. Buyers of lakefront homes know this, and many ask about the dock early.

That means the dock gets its own scrutiny. A buyer wants to know what is permitted, whether what's on the water matches the permit, and what condition it's in. If those answers are clear, the dock helps the sale. If they aren't, it can slow things down at the worst moment, after you have an offer.

Your pre-listing dock checklist

Start these before the sign goes in the yard.

  1. Find your permit paperwork. Locate whatever Georgia Power authorization exists for your dock, boathouse, boatlifts or seawall. If you can't find it, call the Georgia Power Lake Oconee office and ask what is on file for your property.

  2. Compare the permit to what's on the water. The structure, the lifts and any additions should match what was authorized. Georgia Power's guidelines allow one shoreline structure per lot, cap a permitted dock at 16' x 20' (320 square feet), keep the dock at least 15' from the property line projection, and allow up to two boatlifts on a single-resident private dock. Ask Georgia Power how these apply to your lot, since guidelines are subject to revision.

  3. Have the dock inspected. A standard home inspection may not cover the dock. A contractor who works on lake docks can look at the decking, pilings, floats, electrical and lift mechanisms.

  4. Decide what to repair and what to disclose. Repair items before you list when you can. For anything you don't fix, talk with your attorney about disclosure.

  5. Ask Georgia Power how a permit changes hands on a sale. Their published guidelines don't spell out a simple answer, so get it directly from the Land Management office, and get it in writing.

  6. Gather the records. Keep permits, inspection reports, repair invoices and lift documentation in one folder, ready for buyers.

Permits matter for repairs too. Georgia Power's FAQ says maintenance of a shoreline structure requires written authorization, so call before you start work.

What dock repairs cost and how long they take

I'm not going to hand you a number I can't back up. Dock work varies too much by structure, condition and what the repair involves, and whatever number you read online may not fit your dock.

Here is what I'd do instead:

  • Get written quotes from a contractor who builds and repairs docks on Lake Oconee.

  • Ask about timing up front. Contractor schedules and Georgia Power's permit steps both affect your timeline, so build that into your listing date.

  • Know the permit itself is free. Georgia Power's FAQ states there are no fees associated with a construction permit.

  • Compare repair cost against credits. If you'd rather not repair, we can talk through whether to fix it, price around it, or offer a credit. Your attorney handles the contract language.

How I market a dock and waterfront home

Buyers searching Lake Oconee are buying the lake lifestyle, so the dock should be presented as part of it, with the facts attached.

  • Show the dock accurately. Photos and video of the dock, lifts and water access, and a clear description of what is actually permitted.

  • Lead with what the buyer cares about. Water access, boat storage, sunsets, the walk from the back door to the water.

  • Back every claim with the paperwork. If the listing mentions boatlifts or a dock, the permit file supports it, so buyers and their agents get answers fast.

  • Reach lake buyers where they look. We maximize your home's exposure through the MLS (local, GAMLS and Athens MLS), we also promote your listing on the top search engine websites, our website and through digital and social channels to find the right buyer for you.

What sellers say

Jennifer sold our lake home during a time of a buyer’s market. She didn’t let that deter her. Her market is everywhere, not just the local area. She stays in communication, very personable and professional. She now has obtained a contract on another property we own. We highly recommend her and will use her anytime we buy or sell. She gets the job done!

Jennifer went above and beyond to help us find the perfect home as we made the move from FL to GA. We planned a one week trip to view GA lake country properties. We gave her a list of over 20 properties to see during that one week and she researched and provided copious amounts of information on each property and set up viewings for everything we asked for. As we honed in on a location, she conducted further research to address our every question. And after closing she was instrumental in identifying contractor services for maintenance, repairs and upgrades. Jennifer was a huge asset in helping us find our dream home in Georgia.

Common questions from dock-home sellers

Do I need a permit to repair my dock? Georgia Power says installation and maintenance of any shoreline structure, including docks, boathouses, seawalls and shelters, requires written authorization in the form of a construction permit. Call the Lake Oconee Land Management office before starting work.

Does a dock permit cost anything? According to Georgia Power's FAQ, there are no fees associated with a construction permit.

Can a buyer add a second dock or structure? Georgia Power's Lake Oconee guidelines allow one shoreline structure per lot, such as a dock, a boat slip or a combination of the two.

Does my dock permit transfer to the buyer? Ask Georgia Power directly and get the answer in writing. Do this before you list so there are no surprises during the sale.

Who do I call at Georgia Power? The Lake Oconee office is at 125 Wallace Dam Road in Eatonton, (706) 484-7500, by appointment. [Confirm hours and phone are still current before publishing.]
