But there are details that won't show up in any listing description —

I had a buyer fall in love with a home a few years ago.
Great cove, beautiful views, everything looked perfect.
We got under contract, got through inspections — and then
discovered the dock situation was more complicated than expected.
The home was still a great home. But waterfront carrying costs
include the dock, dock maintenance, and potential rebuild costs
that can run $50,000 or more with boat lifts. That experience
is exactly why I made this video.

I showed a buyer a waterfront home last month that had been sitting
for 90 days. Great bones, incredible lake views, solid neighborhood.
But it was $75,000 over where the comps said it should be, the dock
was covered in clutter, the shoreline was overgrown, and the listing
photos made the house look dark and dated.
That home should have been under contract in three weeks.
Instead, it was heading toward a price reduction and a reputation problem.
That seller didn't have a market problem. They had a strategy problem.
