At Del Webb Lake Oconee, a Resale's Toughest Competitor Is the Builder's Year-End Inventory

Lot 27107 at Del Webb at Lake Oconee holds a one-story Prosperity plan. It has 1,711 square feet, two bedrooms, two baths, a two-car garage, quartz counters, a sunroom and a covered patio. The builder expects it to be finished in November 2026. The listed price is $494,924. It used to be $547,884. That is a $52,960 cut, about 9.7 percent, on a home that is close to finished.

This matters most to someone selling a resale home a few streets away. Through mid-November, a Del Webb resale is being priced against that house, its markdown and the financing that comes with it. Last spring's resale sales are a weaker guide.

"No Mortgage Payments Until 2027" Comes From the Calendar

The Del Webb at Lake Oconee community page runs the offer as "Last Chance to be Home for the Holidays": up to $80K in savings plus no mortgage payments until 2027 on select quick move-in homes, available through November 16. The published terms define it much more narrowly than the banner suggests.

What the banner says What the published terms say
Up to $80,000 in savings Applies to certain inventory homes that go under contract between 10/23/2026 and 11/16/2026 and close by 12/22/26. It can't be combined with other promotions, discounts or contract rewrites.
No mortgage payments until 2027 Covers FHA loans closing after November 7, 2026, and conventional and VA loans closing after November 15, 2026. The terms call it the standard timing of a first payment, "not a payment waiver, payment subsidy, or interest-free period."
Interest Starts when the loan funds. Prepaid interest through the end of that month, plus closing costs and prepaid escrow, is generally due at closing.
Other bills Property taxes, homeowners insurance and HOA charges may come due before the first mortgage payment.
Lender The terms say the buyer does not have to finance through Pulte Mortgage LLC.

The terms tie the first payment date to the actual closing date and loan terms, and they limit the timing to eligible loans that close within the qualifying window. The banner turns an ordinary gap between closing and a first payment into a selling point. The real money in this offer is the price reduction, and only a contract signed by November 16 and a closing by December 22 lock it in. Anyone reading this on November 5 has eleven days to sign.

Why the Discount Lands on Homes That Are Already Built

PulteGroup, which builds Del Webb, explained the pattern on its third-quarter 2026 earnings call on October 22. According to the call transcript on Yahoo Finance, CFO Jim Ossowski said incentives were 10.4 percent in the quarter, flat with the second quarter, "split between financing incentives as well as discounts on, for example, spec homes."

On the same call, CEO Ryan Marshall said final spec inventory "is where there are higher incentives." He also said the company had built "some of the incremental discounts that we would expect to give on the spec inventory" into its fourth-quarter margin guidance. He added that Pulte does not have "a spec problem." Its spec homes that close in the quarter "typically come with lower gross margins and higher discounts." Company-wide, Pulte had 1,696 finished spec homes at the end of the quarter, about 1.6 per community.

These figures cover all of PulteGroup, not Lake Oconee alone. Still, the local listings follow the same playbook. In late October the Del Webb at Lake Oconee page listed 11 home designs and seven quick move-in homes. The headline offer applies to select quick move-in homes, and lot 27107 is one of them, with completion expected in November. The builder discounts most heavily on houses that are built or nearly built and need to close before year-end. A home built to order on an empty lot has a different price story.

The Base Price Is Only the Starting Point

The plan cards at Del Webb at Lake Oconee start at $358,990 for the Contour and run to $520,990 for the Echelon-series Stardom. Those are base prices, before a buyer picks a lot or a single upgrade.

Later on the October call, Pulte said options and lot premiums averaged $117,000 per lot in the third quarter. That was up from a year earlier and from the prior quarter. That figure is also company-wide. It shows how far a finished build-to-order home can land from its starting price.

Lot 27107 shows the same thing. The Prosperity was listed at $547,884 before its reduction. It sits on a corner lot with a sunroom, quartz counters and a fireplace already chosen. A finished spec home already includes its options, and through November 16 it also carries a discount. A build-to-order home quoted at base price includes neither.

What a Resale Seller Is Priced Against

Marshall described the wider market this way:

"Pricing between new and resale is almost on top of one another. In fact, in some cases, resale is more expensive than new, which is a phenomenon that I don't think we've seen often in the 25 years that I've been in this business."

He then named the builder's advantage. Move-up and active-adult buyers often need to sell an existing home first. The people buying those homes face high rates and "don't have the ability to tap into the bought-down mortgage rate like we can offer." In his words, "it's hard to reach over the fence and help address the challenge on the resale side."

That fence runs through Del Webb at Lake Oconee. A resale seller there competes with new homes inside the same gate, with the same clubhouse and the same amenity center. The builder can pair a price cut with the bought-down rate Marshall described. A resale seller has no in-house lender to offer one. Meanwhile the Freddie Mac Primary Mortgage Market Survey put the average 30-year fixed rate at 7.24 percent for the week of October 29, 2026.

County-wide numbers say little about this comparison. Georgia MLS figures show 31 single-family sales in Greene County in September 2026, down from 46 in September 2025. The average sold price in September 2026 was $1,257,866. That average reflects the county's lakefront and golf homes and sits far above anything at Del Webb. The same county table listed 252 active single-family listings and 27 under contract when it was pulled in late October. Across the county, there are plenty of homes for sale and few sales. Inside Del Webb, a $494,924 Prosperity with a November completion date is a much more useful price signal for nearby resales than any county average.

Comparing a Spec Home and a Resale on Equal Terms

For a buyer weighing both, the fair comparison is the all-in cost of a finished home on the day the keys change hands.

  1. Start from finished prices. Compare a resale with a quick move-in home that already has its options, and leave base prices out of it. A Contour at $358,990 and a furnished resale are different products.
  2. Price the financing separately. Ask any lender for a quote on the resale and on the spec home, both with and without builder incentives. Get the builder's offer terms in writing, including any conditions tied to a lender.
  3. Count the cash due at closing. Prepaid interest, escrow deposits, taxes, insurance and HOA charges can come due before the first mortgage payment on either kind of home.
  4. Confirm the association costs. Ask the association at Club Oconee for current dues and any fees charged when a home resells, and compare them with what a new-home buyer pays.
  5. Check the dates. The builder offer requires a contract by November 16 and a closing by December 22. A resale seller sets their own timeline and can be more flexible on it.

On the selling side, the same list explains which homes to price against. Homes on the builder's quick move-in page are competing for the same buyers. A resale seller doesn't have to match the builder's discount. What a resale can offer is a different package: a finished yard, a landscape that has had time to fill in, window treatments, and a closing date that fits the buyer's own home sale.

A Few Questions We Hear

Does "no mortgage payments until 2027" mean the builder covers a payment? The published terms say it is standard first-payment timing. It is not a waiver, a subsidy or an interest-free period, and interest starts when the loan funds.

Will the discounts continue after November 16? The posted offer ends November 16 and needs a closing by December 22. Pulte has said it expects to give extra discounts on spec inventory during the fourth quarter. Any buyer relying on a discount should have it in a signed contract before November 16.

Is building to order a better deal than buying a spec home? They are priced differently. Pulte said its highest margins come on homes sold before construction, and the larger incentives sit on finished specs. A build-to-order buyer gets to choose finishes. A spec buyer gets the discount on choices already made.
